I’ve lived in RP for about 6 months now – first of all, the grounds are very well kept & the buildings are really beautiful. You can enjoy beautiful sunrises from the terraces/balconies of the units. The pool is clean even though everyone uses it, it is spotless. The gym is really well stocked with all kinds of equipment, which in my experience is rare in home gyms. As for the unit itself, my equipment looks new and works without problems. When I landed, the trash can broke within hours of submitting the request, the maintenance guys (who were very nice and worked quickly) fixed it, and I haven’t had any problems since. A great mix of folks live here (as you would expect from Las Vegas). Lots of cute dogs, small families, young professionals, etc. Most everyone is quiet and keeps to themselves. Parking is great and you get a covered area with your unit which is great. There are no bug problems, trash is picked up regularly, people usually clean up after their dogs, and noise is generally very low. The main reason you should give RP a chance – the office staff. I had a really bad noise problem with a neighbor who was disturbing my work (I work from home) and keeping me up at night. This neighbor was constantly playing music in my house & it was making me sad. The first time I called to complain, the office staff gave me clear instructions on what to do and told me to “shut it up.” I followed their instructions, recorded the noise, and despite the fact that it felt like a constant nuisance to the busy people of my complaint, they got my back. In the end, they ended up taking the neighbor out for breaking the noise & keeping me informed and informed the whole time. Eyleen, Jonathan, & Brenda are professionals and understand how important it is to have peace and quiet in someone’s home. They went the extra mile in responding to this issue, which is rare to find in a real estate agency! Other Notes – The location is perfect. You are a hop and a skip from the Strip, but far enough away that its problems don’t come from here. Tropicana Ave. it can take you to Summerlin or the airport in 15 minutes even during rush hour. CC/I-215 and I-15 are both close, but not too close. The building is gated & patrolled nightly by security guards, who keep things much more secure than other locations in Spring Valley. I moved here for a sight unseen since Kansas and had never been to Vegas before. RP is a real gem.

I moved into my house during the pandemic and the manager Arcy was great. The only issue we had was that they didn’t let us know we were approved until 2 weeks after we were approved. Living here was nice, except for the loud music but that’s to be expected. There were two “rules” that we were told that were never mentioned to us as we had to get the filter and change it every month. The process of moving out was terrible. I emailed the office asking if there was anything I needed to do or check and they didn’t respond. I’ve been in quarantine so I managed to move out as usual. Clean and set the keys Move out date was 1/31 and it was a Sunday, the office was closed so I was going to remove the keys the next morning. I got a call that the keys weren’t delivered at 8am and they charged me every day they weren’t. I dropped off the keys at 10am I got the invoice for the “pool key” that I never got ($50) as it was a catastrophic pool closing. I also received days worth of “assessed” rent and other expenses “on this day” that I was not in my home. That adds up to about $70. I called to speak to the manager and the lady said she would call me back she was busy. There is no call. Email sent Called main office. They said a manager would handle it. Emailed again I got an email back saying they sent the collection I need to hold the collection. Does any of this seem professional or moral during a disaster to treat people this way?

After visiting many different establishments in Las Vegas, the staff at Royal Palms was a breath of fresh air! They were nice, very helpful, answered any questions I had, and seemed to care about helping me find an apartment, but a place I could call home. The house was clean, the house was nice, and the many pools were a nice plus feature!

He is coming to one year here at Royal Palms and I can happily say that I will be renewing my contract. Quickly resolve any problems I have, if I have any. The apartment is very nice even though it is located outside of Tropicana. It makes living here convenient and enjoyable.
